MacArthur Beach & Racquet Club
July 2024 Update

Set forth below are key activities and updates at MacArthur Beach.

  1. Monthly Financial Update: Sunstate Management’s transition to a new accounting computer system has been completed. Data is still lagging about a month with our available financial information being from May. June’s results should be verified and available around July 22nd. As of May, the following key financial numbers are available:
    • Total Operating Revenue: $ 66,734.00
    • Total Expenses: $ 76,754.00
    • May Operating Deficit: $ 10,020.00
    • May Accounts Receivable: $ 37,936.00
    • Total Equity: $ 72,326.00
    • Reserve Balance: $551,950.00

    Inflation continues to have a serious impact on our efforts to maintain MacArthur Beach & Racquet Club as a top quality association in the Venice, Florida area. Obviously insurance costs but also unanticipated maintenance expenses have had a big impact on our May numbers.

  2. Tennis Courts: The Tennis Court Project is in its final stages. The process for painting and lining the courts is underway. When using these courts, we should all be respectful to our neighbors, both within MacArthur Beach and those nearby, who may be disturbed by sounds from the courts. USA Pickleball Association approved paddle mufflers should be used by all pickleball players. These mufflers have been rigorously tested and have become a responsible player’s accessory and viable solution to minimize noise without affecting game play. (example: PB Muffler) Also, USA Pickball Association approved quiet softer outdoor balls should be used. (example: Monarch gen2 outdoor balls)
     
  3. Low-Rise Foundation Repair (SB-154): CGC representatives have been repairing concrete spalling in various areas under the Low-Rise Condos. The number of problem areas found are more extensive than originally identified. Foundation review efforts will continue to assure that we have all deficiencies repaired in accordance with Florida Statute, SB-154, by the required deadline of December 31, 2024.
     
  4. Windows Committee Status: We are currently working with Emerson Chapelle, Dynamic Engineering Design & Inspection, to perform the following two phases of our Windows Project: 1, Preparatory Activities and 2, Construction Activities. Phase 1 of these activities will include a Wind Load Analysis of the High-Rise Windows, Window Replacement Specifications, and a Market Survey for replacement cost information. Phase 2 will not be initiated until Phase 1 has been analyzed and appropriate funding is available.
     
  5. Elevator Modernization Project: The analysis of the responses to our recent Request for Bids for the High-Rise Elevator Modernization Project has been completed. A contractor has been selected and contract negotiations are underway. Due to the magnitude of the repair and component replacement requirements of this modernization, the estimated cost of the initiative has doubled. Available options to address this challenge are being identified and evaluated.
